
The City of Cape Town’s new General Valuation Roll (GV2025) is now open for review — and it will directly impact the rates and taxes you pay from July 2026 to 2029.
📊 Every property has been revalued based on its market value as at 1 July 2025, using mass appraisal systems and sales data across the city.
👉 Here’s the key point:
These systems are efficient — but they don’t always account for the unique features, condition, or location nuances of your specific property.
Your municipal valuation determines your monthly rates bill.
If it’s too high, you could be overpaying for the next 3 years.
And while the City has proposed some relief measures, your individual outcome still depends on your property’s valuation.
⏳ Objection period:
Opens: 20 February 2026
Closes:
• 31 March 2026 (in person)
• 30 April 2026 (online/email)
❗ No late objections will be accepted.
You can challenge your valuation if:
✔️ It doesn’t reflect true market value
✔️ Property-specific factors weren’t considered
✔️ There are errors in size, improvements, or condition

A successful objection must be data-driven — based on comparable sales around July 2025, not just opinion.
